Commercial Roof Inspection in San Luis Obispo, CA

Commercial Roof Inspection in San Luis Obispo, CA

A commercial roof inspection in San Luis Obispo, CA is a different job from a house. Low-slope roofs on offices, retail, warehouses and apartment buildings use membranes and metal panels, and they fail in their own ways.

On TPO and PVC we check seam welds with a probe, look for shrinkage pulling the membrane away from walls and curbs, and inspect flashing at rooftop units. On EPDM we look for open lap seams, split corners and ponding. On modified bitumen and built-up roofs we check for blisters, alligatoring and open laps at the base flashing. On metal we check fasteners, sealant at end laps and rust at panel edges. Ponding water that sits more than 48 hours after rain is a red flag on any low-slope roof.

We also check drains, scuppers and gutters, parapet coping, pitch pans and the condition of any walk pads around equipment.

The report from San Luis Obispo, CA Roof Inspection includes a roof plan with each finding marked, photos, an estimated remaining service life and a list of repairs sorted by urgency. Property managers use it for budgeting, buyers use it for due diligence, and lenders use it for commercial loans. Call (888) 679-3978 to schedule a commercial roof inspection.
